Maintenance Checklist

Monthly

  • Check furnace filter and change as needed. (Typically every 30-60 days.)
  • Test Smoke and Carbon Monoxide Detectors.

Bi-Annually

  • Clean Gutters - or as needed depending on trees in your area.
  • Check downspouts for debris/blockages.
  • Have HVAC Preventive Maintenance performed - AC in the spring, heat in the fall.
  • Detach and clean the dryer vent/duct.
  • Clean refrigerator coils.
  • Spigots - close inside and open outside and disconnect hoses in winter, open inside and close outside in spring.
  • Check/clean range hood filters.
  • Registers - partially close lower levels and fully open upper levels in the summer, partially close upper levels and fully open lower levels in the winter.
  • Flush the garbage disposal with water, baking soda and citrus rinds to freshen. Use ice cubes to sharpen blades.

Annually

  • Have chimney cleaned.
  • Check all plumbing systems for leaks (valves, drains, etc.)
  • Check windows and doors for leaks and deteriorated caulk.
  • Check exterior trim for chipped/flaking paint.
  • Monitor changes in any cracks in foundation/concrete.
  • Check roof for loose or damaged shingles.
  • Check for loose or damaged siding and trim.
  • Check all electrical outlets and switches.
  • Cover/store outdoor furniture and grills for the winter.
  • Cover your air conditioning unit in the fall.

Other

  • Pruning - bushes as needed, trees every 2-3 years, other plants once a year.
  • Deck - power wash and seal every 2-3 years.
  • Driveway, asphalt - reseal every 3-5 years.
  • Concrete surfaces - power wash every 3 - 5 years.
  • Bathtubs and showers - re-caulk every 2-3 years.
  • Oil tracks to garage doors - every 2-3 years.
  • Have ducts cleaned professionally - every 3-5 years.
